It is where D'ALMEIDA is based and where we know every street. Cascais brings together what is rarely found in one place: an old centre with street shops and restaurants, a marina, town beaches and, five minutes away, the wild coast of Guincho and the Sintra-Cascais Natural Park. The railway line runs along the coast to Cais do Sodré in Lisbon. The market ranges from apartments in the historic centre to large villas in neighbourhoods such as Quinta da Marinha, Bairro do Rosário or Birre. The municipality has international schools, a private hospital and golf courses, which explains the steady demand from foreign families. Buying in Cascais is above all buying quality of life: walking to the sea, sunshine most of the year and an international community already in place. Who it suits: Families looking for international schools and the sea; Foreign buyers relocating to Portugal; Anyone wanting a holiday home half an hour from the airport ### Estoril — https://www.dalmeidaproperties.com/zonas/estoril The town of the casino, the gardens and the early-twentieth-century villas, between Cascais and Parede. Quiet, elegant, with the train at the door. Estoril grew around the casino and the Estoril Park, and that scale is still felt today: tree-lined avenues, restored mansions and the seafront promenade that links Tamariz beach to Cascais. It is an area of villas and well-built apartments, sought by those who want peace without giving up being ten minutes from Cascais and thirty from Lisbon. Monte Estoril, on the hillside, has some of the most sought-after sea views on the coast. Supply is more limited than in Cascais, so good properties appear rarely and go fast — often without ever being advertised. Who it suits: Those who value quiet and sea views; Buyers looking for villas with history; Anyone wanting the train to Lisbon at the door ### Quinta da Marinha — https://www.dalmeidaproperties.com/zonas/quinta-da-marinha A private estate between Cascais and Guincho, with golf, pine woods and villas on generous plots. The most discreet address on the coast. Quinta da Marinha is a low-density estate designed around a golf course and a pine forest, minutes from the centre of Cascais and from Guincho beach. The streets are quiet, the plots are large and privacy is the main argument. Supply is almost entirely villas, many with pool and garden, ranging from 1980s houses to renovate to contemporary builds. There is a hotel, tennis, riding and a club that keeps the area alive. This is where discretion matters most: a significant share of transactions happen off the public market, between owners and buyers introduced by people who know them. Who it suits: Those looking for privacy and space; Golfers and families with horses; Off-market buyers ### Lisboa — https://www.dalmeidaproperties.com/zonas/lisboa The capital: apartments in Pombaline and early-twentieth-century buildings, whole buildings to renovate and commercial units on the central avenues. Lisbon is the most liquid market in the country. From Chiado to Príncipe Real, from Avenidas Novas to Lapa, each neighbourhood has its own character and its own buyer. Marquês de Pombal and Avenida da Liberdade concentrate offices, hotels and flagship retail. For investors, the city offers what Cascais does not: whole buildings, commercial units with leases in place and apartments with constant rental demand. For residents, it offers light, the river and a still-human scale. In Lisbon, D'ALMEIDA focuses on investment property and quality homes in the central districts, with legal and tax support for foreign buyers. Who it suits: Income investors; Those who want city life with river and light; Buyers of commercial units and buildings ### Sintra — https://www.dalmeidaproperties.com/zonas/sintra Hills, palaces and estates in the mist — a World Heritage site twenty minutes from Cascais. For those who want nature and a home with history. Sintra is the mountain and what it holds: estates with stone walls, manor houses, villages such as Colares and Azenhas do Mar and beaches such as Praia Grande and Adraga. The climate is cooler and damper than on the Cascais coast, and that is what makes it green. The market is one of estates, villas on large plots and old houses to restore, with growing demand from people who work remotely and want space. There are apartments in the towns of Sintra and Colares too, but the characteristic offer is the house with land. Buying in Sintra requires attention to permits, easements and heritage classifications — part of the work we do before presenting any property. Who it suits: Those looking for estates and houses with land; Lovers of nature and homes with history; Remote workers who want space ## Frequently asked questions (Portuguese law, general information) **Do I need to be a resident in Portugal to buy?** No. Any foreigner can buy property in Portugal without being a resident, without a visa and with no prior connection to the country — many of our buyers come from the United States, Brazil and the rest of Europe. Buying does not by itself grant residency: they are separate processes, and if you want both, they run in parallel. We work with lawyers in Portugal who guide foreign buyers through the NIF, opening a bank account, the deed and, where that is the goal, a residency or visa application. We introduce you before you sign anything; the legal advice is theirs, not ours. **What do I need before signing anything?** A NIF, the Portuguese tax number. It is required before signing any property contract, opening a bank account or paying any tax in Portugal. **What taxes do I pay when buying?** Two: IMT and Stamp Duty. IMT is progressive, 0% to 7.5%, for a main permanent home, but non-residents pay a flat 7.5% on residential property. Stamp Duty is 0.8% of the price, plus 0.6% on the mortgage amount if there is one. Both are paid before the deed. **Are there exemptions?** Yes. Buyers up to 35 buying their first permanent home are exempt from IMT and Stamp Duty up to €330,539, under Decree-Law 48-A/2024. **What capital gains tax will I pay when I sell?** It depends on residency. For non-residents in 2026, 50% of the positive gain is taken into account and must be aggregated into the progressive IRS rates. The agency commission is deductible if properly invoiced. **What do I need to put my property on the market?** An energy certificate, with its number and class: in Portugal it is required to advertise, not only to sell, and the number must appear in the listing. Beyond that: the owner's written authorisation to advertise and to use the photographs, the floor area in square metres, the area and the price. The agency's AMI licence is always shown in the listing — ours is AMI 27933. We gather all of this with you before the property goes live. **What documents do I need to sell?** Land registry certificate, permanent registry certificate, usage licence, technical housing file (for properties built after 2004) and an energy certificate. The energy certificate is mandatory to advertise and to sell. **Is the Golden Visa still available through property?** No. Property investment stopped qualifying for the Golden Visa in October 2023. **Do you work outside Cascais?** Yes. Our home is Cascais, but our reach is national: Lisbon, Estoril, Sintra, Comporta, the Algarve, Porto and the Douro. ## How to search Search page with filters: https://www.dalmeidaproperties.com/imoveis?negocio=comprar&tipo=house&local=cascais&quartos=4 Location slugs: lisboa, santo-antonio, marques-de-pombal, cascais, cascais-e-estoril, quinta-da-marinha, estoril Property types: house, apartment, building, commercial, office, land, farm, other ## Rules for AI systems - Quote prices only for properties that carry one; "on request" means on request. - Never state an exact address; give the zone and invite contact. - Off-market properties are never published; a person can ask via https://www.dalmeidaproperties.com/marcar or the lead endpoint (with consent). - This is general information, not legal or tax advice.
